• 3 Storey Townhouse. Edinburgh, City Centre. Private off market purchase
Our brief was for a family house close to the city centre with flexible accommodation, garden and off street parking. Access to the train station was an important criteria. Given the families circumstances time was a critical element. read more... We previewed a number of properties that were openly marketed and in each one there was significant compromise. We narrowed down the search area as a result and approached a number of owners direct. From this we identified an owner who expressed an interest in selling. The house met all the criteria our clients were looking for except it was on the fringe area of their search but it was a classic period property. We undertook exhaustive price comparisons between the identified property and others in the original search area. The conclusion was the identified property provided excellent value for money. Negotiations were undertaken, price and date of entry agreed. From instruction to completion took 3 months. We hit our target on time and achieved the property specification. The property was never openly marketed. • Family House. Edinburgh city Centre. We were instructed to find and secure a minimum 5 bedroom family house within Ed inburgh's city centre This house was to be a traditional terraced townhouse, wit h garden and off street parking in central New Town, Edinburgh. read more... The clients had been searching themselves for about a year before bringing us on board. From our initial discussions we felt that the type of property they were looking at was not meeting the criteria they had set out in their own minds. We put forward some suggested alternative areas. Within one week of being instructed we had identified a large detached family house in a central residential area. This was being marketed on a very private basis. We viewed and reported back to our clients with a recommendation that they view. The attraction of the property was that it gave more manageable living space than a terraced town house. The floor area was very similar. There was extensive off street parking, large garage and a large garden which was not overlooked and it was within a few minutes of Edinburgh New Town. We organised two viewings for our client, undertook price comparables and investigated the various issues that were raised. On undertaking the price comparables it was evident that this property we had identified compared very favourably to the properties our clients had been looking at themselves and for what else was on the market at that time. Within 2 weeks of our initial viewing we had a deal agreed and a 1 month date of entry. • Semi Detached House. Edinburgh, Southside Clients took us on after they had spent many years seeking their ideal property in a very narrow location. They were frustrated as they had bid on a number of properties in the past but had been unsuccessful. read more... The brief was extremely tight in location, price and criteria requiring a south facing garden, traditional style of property and off street parking. We viewed a number of properties before identifying a property that was scheduled to be marketed in the following ten days. We immediately identified the agent and arranged a viewing with our clients. The property was ideal in terms of location and layout but required some work. The house was a semi detached Victorian villa with 5 bedrooms, 2 bathrooms, 2 reception rooms, dining room and kitchen. To the rear was a very large and secure enclosed west facing garden. The property did require work, we advised on expected renovation costs and timescales. We verbally offered for the property, undertook the negotiations for our client and secured a verbal deal. Thereafter we worked with our client's solicitors to draw up the offer, organised a separate survey and dealt with the various issues that arose out of our negotiations. We managed to have a concluded missive before the property appeared in the papers. • Flat. Edinburgh, New Town We were acting for an expat who was looking to return to Edinburgh. The brief was to find a 3 bedroom, traditional flat in the Edinburgh New Town, preferably with a garden. read more... We immediately undertook a search against property that was being openly marketed and previewed a number of properties. Our client made a first visit to Edinburgh and we showed them 6 different properties, all of which we felt met the majority of the criteria set out by our client. Unfortunately our client was not prepared, rightly so, to compromise on any part of their requirements. In speaking to one of the agents we were told of a property they would be launching in two weeks time. We made an appointment to view with the client. The property consisted of a main door flat in the New Town., recently renovated and extended. The added bonus was that there was a very good sized easily maintained garden. The accommodation extended to 3 bedrooms, 2 bathrooms, open plan living room leading to a modern kitchen extension with direct access to the private garden. The property met all the criteria. We agreed the purchase prior to the property being openly marketed. • Investment Property. Edinburgh, New Town. We were instructed to act for an investment client who was looking for an opportunity in Edinburgh City Centre. The specifics were detailed and the yield had to be reasonable. read more... We identified a number of possibilities and viewed these. In light of what we had identified, our client changed his criteria. With the new parameters we identified a property that had been on the market for some considerable time. This was a newly renovated property in a prime location The accommodation was over 3 floors with 3 bedrooms, 3 bathrooms, large open plan sitting room and kitchen with access out to a decked private seating area. In addition the property had an integrated garage. We viewed and advised the client that in our opinion the reason it had not sold was it was priced too high. We negotiated a purchase price markedly below the guide price but at a level that would meet our clients investment criteria. We agreed the purchase and entry was taken within one month of missives. The property was immediately let to a professional couple.
• Farm. Mixed Arable and Livestock
Acting for a long standing client there was a desire to expand the farming enterprise and secure it for the next generation. To achieve this we identified the requirement to increase the land holding, preferably by purchase. The expansion required to be with a tight radius of the existing holding. read more... As a result we were charged with approaching the various land owners in the given area. Through negotiations we managed to identify a possibility. This quickly materialised in to a significant opportunity. In essence the property included the principle Georgian farmhouse, cottage, buildings and almost 400 acres of land. As a result we managed to negotiate appropriate terms for the purchase of an entire farming unit. The negotiations were complicated by staggered dates of entry, valuation and taking over of growing crops & livestock as well as employees and residential tenants. This was all achieved within budget and timescale and most importantly within the clients' preferred area. • Residential / Farming Estate We were asked to act for a client who was looking to move from England to Scotland and to relocate their entire farming business to Scotland. Initially our clients had been undertaking their search on their own. read more... We were bought on board to expand the search coverage. We identified a number of possibilities and zoned in on the preferred areas, which were a key element to making the search successful. We were made aware of a property which for various reasons required to be marketed on the open market. By having an early warning of this it enabled us to view before it was openly marketed. This gave us the time to undertake extensive due diligence before a closing date. We advised the client what to bid at the closing date. Our intelligence identified that we were up against heavy competition and there were numerous bids received at the closing date. Our clients' bid was accepted. The basis on which our bid was successful required us to meet some very tight timescales. Having undertaken much of the due diligence beforehand we were able to deal with the various issues, such as planning, water supplies, third party occupation, wayleaves very quickly. As a result we were able, working very closely with our clients solicitors, to deliver a farm purchase and client entry to the farm one month from the closing date. • Holiday Cottage, Highlands Our clients, based in England, approached us to source a holiday cottage for them in the Highlands of Scotland. They required something remote but within striking distance of a village / town with great views and no neighbours. read more... We identified some possibilities that were being openly marketed, we pre viewed the ones that closely met our clients' requirements. However on visiting it became apparent that there were issues that we had not been told about, ie proximity of road, flooding liability and renovation works required. We were then contacted by a couple who had a property they wished to sell privately, they had looked at our website and identified the property we were looking for. We viewed this, reported to our clients with our recommendations. Our clients viewed and fell in love with the place. It was an extraordinary cottage of four bedrooms, sitting room and kitchen. Electricity was provided by a wind turbine with a battery back up and diesel generator for emergencies. Remote but the nearest shop and doctor was only fifteen minutes by car. We negotiated the price and terms on which our clients were prepared to purchase and followed the process through to a successful completion. • Family House & Letting Cottage. Southern Scotland Our clients brief was far reaching. A retired couple moving from England to Scotland wanting a country cottage with the ability to generate some income. Location within Scotland was not a defining issue. read more... As a result we identified properties from Lochinver in the far north west to the Scottish borders and the south west corner. We identified a property that had been marketed for some time in Southern Scotland. On viewing we established there were some issues with rights of access, water supplies and there was an element of renovation required. We felt the price did not reflect these issues. We did recommend our clients to view as we felt the access and water supply could be sorted out. The outstanding concern was whether our clients would be prepared to take on the renovations. Once they had seen the property and understood the potential they were happy to take on the project. We offered, subject to dealing with the various issues, and our offer was accepted. We then undertook protracted negotiations with the seller and adjoining land owners to deal with various issue. These were concluded successfully and a was purchase completed. • Highland Sporting Estate We were commissioned to identify a remote Highland Sporting Estate for clients who were Scottish based business men. These were clients who were passionate about stalking and the West Coast of Scotland. read more... There were a couple of properties that were being marketed on the open market and a couple more we knew were being made available privately. We viewed these properties and whilst they all had merit the final wow factor that our clients were looking for wasn't quite there. We had warned our clients that to find exactly the property they wanted may take some time. By keeping in regular direct contact with the various agents and land managers we identified a property that was going to be being offered for sale privately. The existing owners were looking to retire and move closer to family and friends. The property comprised of a shooting lodge, a couple of cottages and extensive open hill land with excellent stalking. In addition there was woodland and trout fishing on numerous hill lochs. This was exactly what our clients had been seeking and we were confident that the location and surrounding scenery would meet their requirements! They viewed and agreed with us. We negotiated an exclusivity with the sellers which allowed us time to negotiate the price and terms on which we would purchase. A great deal of due diligence was required investigating the woodland structures, grant schemes, various environmental issues, access rights and fishing and sporting rights. All these elements were dealt with to the satisfaction of the purchaser and seller and the deal was concluded with a date of entry 4 months later. |
